The importance of gas safety checks for registered providers of social housing

A decision by the Homes and Communities Agency (HCA) in recent weeks makes for interesting reading for registered providers of social housing and re-emphasises the importance of ensuring that all gas safety checks are up to date and that current certificates are held for gas appliances within tenanted properties.

It also serves as a further reminder that it is important for registered providers to ensure that all statutory requirements have been met and that they are holding all relevant statutory certificates for their housing stock.

The HCA revealed that Yorkshire Housing failed to meet required standards in a regulatory notice issued last week. The matter was deemed to breach the “serious detriment threshold for intervention” with the HCA now considering further action. The HCA can now decide whether to issue an enforcement notice or make a statutory appointment to the organisation. They will also consider whether the case raises concerns about the organisation’s governance.

It is an unusual move for the HCA to name and shame a social housing provider in this way, and the message here to registered providers is clear. Make sure that you have your house in order with your statutory obligations for your housing stock or risk intervention from the HCA, potentially leading to scrutiny of all your processes.
